How we achieve amazingly clean surfaces

The temperature of the water

We choose either hot or cold water by dialing the boiler to heat the water from room temperature all the way up to boiling. For the same reason you wash your dishes and clothes in hot water, hot pressure washing is ideal for greasy or mildew covered concrete surfaces. Boiling hot water cleans concrete much brighter and whiter than cold water washing can accomplish.

Choosing the right detergent

Detergent can help the pressure washer clean more effectively. We use degreasers for driveways and drive-thru lanes and mild detergent for decks and siding. Water alone is good, but a good detergent assists the process. Rest assured all of our detergents are safe for landscaping and safe going down storm drains.

Selecting the correct pressure

We choose the right pressure to maximize cleaning but prevent damage and water from infiltrating the building.

The final rinse and cleanup

When we are done we give a final rinse to ensure that all the detergent has been cleanly rinsed away and that all of the debris is swept up and taken away.

Our techniques for pressure washing unique surfaces

Pressure washing Vinyl Siding

Pressure washing vinyl siding is suitable if you would like the dust removed and the siding is not heavily oxidized. Vinyl siding that is oxidized from UV damage is better suited to softwashing. New vinyl siding is still smooth and shiny and the dirt has the ability to be rinsed away without the high pressure water causing shadow marks. 

Pressure washing Hardieplank(r) siding 

Hardieplank (r) siding is very durable and robust making it well suited to pressure washing. The siding is made from cement and does not deteriorate from UV damage like Vinyl siding. Using a diluted siding wash and cold water this siding can be made to look like new.

Cleaning concrete surfaces

Concrete surfaces are best cleaned with a specially designed surface cleaner. This is an attachment for the pressure washer that looks like a lawn mower, but in place of a blade is a wash arm that spins as water comes out of the jets. This tool enables us to clean large surface areas much faster than manually using a wand. Once the debris has been loosened by the surface cleaner, we use a conventional wand to compete the final rinse.

Accessing high areas

To pressure wash high access areas we either use an aerial lift or telescopic extension poles. For mose residential pressure washing we can reach everything with extension poles. High commercial and strata buildings over 2 stories may necessitate the use of our 66' aerial boom lift. Pressure washing from extension ladders is avoided for safaty reasons.

What is pressure washing?

Pressure washing is the use of high-pressure water to clean. Our professional grade pressure washers are 100-200x more powerful than a garden hose and we can heat the water for better cleaning. We have both cold water and hot water machines available depending on what we are cleaning.

Why choose pressure washing?

Pressure washing enables us to clean textured surfaces that otherwise would be impossible to clean, like stucco and concrete. Pressure washing is ideal for porous and textured surfaces that cannot be effectively scrubbed, or complex shapes like stairs. Pressure washing makes cleaning much faster and through than any other form of cleaning. This is the most cost-effective method of cleaning exterior surfaces that are not water sensitive.

How often should I pressure wash?

Concrete should be cleaned annually before moss has the chance to root. Anything that traps water against concrete or siding has the ability to discolor or deteriorate the surface if the water has the ability to freeze and thaw. Once moss and mildew start to form, this is the perfect wet environment for more moss and mildew to grow. Usually, the north side of the building shows signs of mildew growth first.

High traffic sidewalks like restaurants and strip malls should be put onto a quarterly cleaning program to keep grease and food stains from building up. We have all seen fast food restaurants that have an unsightly black trail by the back door from tracked grease. This isn't the impression a restaurant wants to leave. If the back drive thru lane and dumpster area of a restaurant is dirty, the assumption is that the kitchen is even dirtier. Commercial sidewalks should be cleaned just as frequently to keep gum spots and food stains under control.

Parkades and parking lots should be pressure washed in the spring to remove salt runoff from vehicles. Salt quickly deteriorates and breaks up concrete surfaces. Siding should be cleaned when it starts to show signs of dust and dullness.

House and strata siding should be cleaned every two to three years to stay looking fresh and clean. Dust can accumulate during dry Okanagan summers, or get stirred up from street sweepers and highway traffic.
